[True Story] He nearly flushed $16,000 down the toilet…

So, a few weeks ago one of my students approached me about doing a fix and flip with him…

He sent me the address, pitched me on the deal and all the particulars.

Initially I got pretty excited. This was a house in an area that I knew really well and believed would be a great deal. Of course I had not run the comps or physically seen the property yet.

Because I was close by I went and viewed the property first. Although it was in a very upscale area, the property was very dated, and due to its size was going to need a lot of capital to get it “top of market” condition to retail it.

This is not a concern for me, but definitely something that needs to be considered. I then went back to my office and ran the comps.

After further review I just did not think that this deal fit MY criteria for a fix and flip.

My student, who had brought me the deal, was wanting me to fund the deal, pay for repairs etc. and be his partner. If the deal made sense, normally this would be right in my wheel house.

But the deal was NOT right for me and my very strict fix and flip criteria…NEVER RISK LOSING CAPITAL. If it seems too skinny, never ever talk yourself into it.

Now, where this story gets interesting is that I had a better idea for what to do with the property.

Rather than walk away from the deal that he had worked so hard to get under contract I suggested that we try and wholesale it. He asked me what that entailed and I explained it to him.

I told him since he had the property under contract for $459,300, I thought we could get it wholesaled for $468,000. Which would leave us $8,700 wholesale fee to split.

He had never wholesaled a deal before but of course liked the idea. His alternative would have been to walk from the property that he had worked so hard to put under contract.

The real kicker was that he only had 3 days left before his inspection period was over. This meant that time was short to find an investor buyer to commit and give us non-refundable earnest money to hold the property. If we didn’t find the buyer he would have to walk.

So, we sent out an email to a distribution list of investor buyers. Remember what I’ve told you before…the $$ is in the list? Well check this out…

Within hours we had a buyer lined up, check in hand wanting to buy the property! It really was that simple. One email, to a great distribution list and we got it sold.

My client went from having to let a deal go to getting CASH in his pocket in just over a week!

Not only that but his wife was the real estate agent who found the deal on the MLS of all places. Yes that’s right there are even deals to be found on the MLS! So they stood to lose even more money because she was going to get paid a commission from the Seller!

All in all my student ended up pocketing (including the commission to his wife) over $16,000! Not bad for something that could have turned out to be nothing.
