Today’s Real Estate Market: 3 Signs that NOW is the Time to Get In!

What a stroke of good fortune to find ourselves in a unique moment in financial history to take advantage of profit opportunities which are rarely as strong as they are right now!  Are you waiting on certain economic signals to step into real estate investing?  Here are 3 compelling signs that NOW is the time to get in!

 

  • Low interest rates are bringing buyers into the market now.  Interest rates are one of the most powerful forces in any housing market.  Because mortgage payment amounts are partly determined by interest rates, low or high rates make a home more or less affordable to a buyer, without any change in the asking price.  Rates are lower now than they have EVER been, helping buyers afford homes at higher prices than was the case a few years ago.

 

  • The market is emerging from the largest crash in a generation and is well into recovery.  The large supply of cheap distressed properties that kept average sales prices low has been reduced in most areas.  Average home sale prices have been rising consistently for over a year.

 

  • Rentals are still strong as there are still numbers of families who lost homes and need to rent.  Buy-and-hold strategies can find rental properties that produce cash flows well above monthly costs.

 

These factors all contribute to rising home prices, encouraging buyers to make their decision sooner rather than later.  Low interest rates make it easier for buyers to both afford homes and qualify for mortgage loans.  Buyers actively shopping the home market are realizing that closing the deal now is the way to afford the most house for their money. We see the results in the dramatically falling average time on market before sale for listed homes.

 

Basic economic principals normally see interest rates rising along with home values, making it increasingly harder for buyers to afford and qualify for new homes.  But the Fed is keeping interest rates low to encourage the recovery.  This unusual situation is a golden opportunity for real estate investors!

 

We have a window of opportunity with low interest rates, rising average home sales prices, and a strong rental market, with no clear indication of how long it will last.  Profits are only realized when an investor is in the game!  While there is always opportunity for profit in any market, today’s market is a unique lifetime opportunity for those who make their move now!
