Mid Century Remodel

Today I wanted to write something a little bit different. I see my job as one of teacher and educator to my subscribers. I have to ask myself, if our roles were reversed, what information would I want to learn?

I don’t know about you but I love seeing pictures…especially those that are before and after. Have you ever watched one of those shows like “Flip that House” or “Fixer Upper?”

I love checking out these shows and getting ideas for my projects. Who doesn’t like seeing a HUGE transformation?? I think as a society we all love seeing this type of thing. That is why so many of us are enthralled with “reality TV”.

So, I wanted to begin with some reality TV of my own. I thought it would be fun to show you a recent mid century flip that I did. Today, I am going to focus on the bathrooms. Next week I will show you how we transformed the layout of the house and the kitchen. So let’s get started…

When we purchased this house on 16th Ln a few months ago, it had not been touched, from an updating standpoint since it was built in 1957.

As you can see the hall bath was still a throw back from the late 50’s…

In this particular house we knew that we were not going to expand the bathrooms at all. We did our due diligence prior to purchasing the property and looked at all the high-end remodel comps in the area. Our research showed that opening up the floor plan would be where we would get the most bang for our buck.

 

I will show you how we opened up the floor plan next week, but in the mean time lets get back to the bathrooms. When we looked at the other high-end remodels we saw that updating the bathrooms with modern finishes was the way to go, so that was what we did.

As you can see we kept the original 1950’s era bathtub and just refinished it. This allowed the house to still have that mid-century charm but in an updated manner.

Moving on to the master bath, as you can see we didn’t change the size of it. Although, it is a small bath for a master it is normal for this area. Which is a key point that I want you to pay attention to…just because you think you would want it enlarged, bigger or whatever, does not mean that you will get paid back for those changes.

 

This is why I always recommend doing your market research. What has been done in other remodeled properties in the area? Did you look at both the recently sold remodels and the ones that are currently on the market?

 

Don’t skip this step. It is SOOOOO important. Mr. Market does not care what your tastes are. He only wants what is going on in the market right now. Don’t over do it, or under do it from here if you want to get top dollar.

 

As you can see below our master bath remodel is very modernized but the bath is not expanded. All we did was replace the tile on the shower walls, shower floor, new tile flooring, new vanity, new mirror, new light, and then obviously we updated the painting.
