Mid Century Remodel Flip Part 2

A little over a week ago I shared with you my mid century remodel flip on 16th Ln. I showed you how we modernized the bathrooms so that we could get top dollar for the property.

Today I am going to show you before and after pics of how we totally opened up the main living area of this house. Not only did we open up the main living area to give it that “open” feel that everyone is looking for, but we moved the kitchen as well. I will tell you why we did that in just a minute.

Here is the front of our property when we 1st purchased it…

Do you see how we removed those hedges in the front, as well as those old awnings over the windows? We did that to open the elevation up so that it didn’t feel so closed off.

Now let me show you what the property looked like when we first bought it as you walked in the front door…

And this is facing the front door with the kitchen on the right behind the “window frame” in the wall…

As you can see it is very closed off. There is a wall directly to the left of the front door (as you are standing in it) that divides the kitchen and the dining area from the main living room. Most people these days want to have the kitchen open up to the living area. In order to do this we had to remove that wall. Take a look at it after we opened up that wall…

Originally the kitchen was behind the wall to the left of the front door and at the front of the house. The window above the sink looks out to the front of the property. Take a look at the original kitchen…

Where the kitchen used to be, is now the family room and looks like this…

We knew that after opening up the wall, that having the kitchen directly to the left of the front door would not be as desirable, or “flow” the same as it would if it were moved to the back of the house.

So, we decided to move the kitchen to the back of the property so that you could see it immediately after opening the front door. As you can see below moving the kitchen was the way to go…

Not only was it the way to go from a flow standpoint. It was the way to go from an aesthetic standpoint. We used modern shaker style white cabinets, white marble slab counters, beveled subway tile back splash, and modern handles on the cabinet doors.

These colors compliment quite well with the wood floor that we put in as well as the paint and trim. The island allows for people to gather around it, and the cook can look out over the dining area as well as the family room.

This property now has that fresh modern feel, in a 1957 charmer of a neighborhood. We sold this mid century remodel flip extremely quickly thanks to the modern open floor plan and the chic design touches.

You can do the same thing with your mid-century flip. Opening the floor plan, modernizes the finishes and gives you a winner of a property. Just remember to never ever out-do the neighborhood. You don’t want to ever over repair a house because you will not get paid back for it.

Make sure to not do much more than what the top of market sold properties for your specific neighborhood have done when looking at the comps prior to getting started. Remember, it does not matter what you like, it matters what the customer wants and will pay for in a specific neighborhood.
