Hiring the right property management company can make a huge difference in your real estate investment experience. Hiring a mediocre company can mean, at best, work gets done with significant headaches on your part or, at worst, you get swindled. Make sure you ask these three questions to get a great property management company.

1)    “Can I see your contract?” This seems like a ridiculous question to ask but you’d be surprised how many investors set up agreements with property managers without putting anything down on paper. Getting a good look at their contract will give you a good idea of how they operate.

2)    “Are you certified, licensed, and insured?” Again, this seems like a common sense question but the fact is that many property managers are not. Make it a point to find out the details about their qualifications.

3)    “What other properties do you manage?” Finding out how many other properties they manage will tell you a lot. Make sure that they are ready to take on another property if they are a small operation and make sure you won’t get lost in the shuffle if they are a big company. Also, this a great way to check references.

Don’t get stuck with a bad property management company. Do your homework and find the right company for your property.
